Transient Student Quarters, El Centro
The Transient Student Quarters (TSQ), El Centro project included the design-build construction of three detached Navy Lodge structures, connected by walkways, footings and landings totalling 75,102-sf . The facility was constructed to serve as temporary lodging for visiting airmen and crews and can house up to 320 personnel in 80 two-room modules. Each module is laid out in a motel-style configuration and includes individual kitchenettes with cooktop microwave and refrigerator.
A three-story, T-shaped building with three wings of residential units and a fourth wing for common assembly usage, the TSQ project included construction of a kitchen, exercise room, meeting rooms, and mechanical equipment room wiht laundry rooms on each floor. Special features included basketball, volleyball and tennis facilities, and a BBQ area with covered patios. For maximum energy efficiency in this desert environment, solar panels were used.
The scope of work consisted of demolition of three buildings and new construction of a bachelor quarters facility including site utilities, building systems, equipment, finishes, fixtures, and site improvements. The structure included a full alarm system and was fully sprinklered. As a military facility, Anti-Terrorism Force Protection requirements consisted of blast protection and progressive collapse features, as well as set-backs. A standing seam roof and freight elevator were provided. Work also included 7,500 sf of lead-based paint and 57,850 sf of asbestos removal. Unforeseen buried saturated soils required a complete foundation excavation plan change. There was a limited lay down area, as the site was bounded by main base roads on four sides. The extremely hot and dry climate required special attention to labor force working conditions and scheduling.
